How Velora's intelligence works.

This page is written in plain language to describe what Velora actually does today. It is not legal advice and is not a substitute for review by a licensed attorney.

This page explains, plainly, how Velora's AI and evidence actually work today: what data it uses, where its fair-housing boundaries are, what it does not (yet) provide, and how to report a problem.

AI & Data Use

  • Velora currently uses Anthropic's Claude models to generate live intelligence.
  • Requests are routed automatically: routine market research uses a faster Routine Research mode, while more complex seller-strategy or multi-factor analysis may route to a more capable Advanced Strategy mode. You never need to choose a model yourself, and Velora does not display raw model names — advisor-facing labels describe the work being done, not the underlying technology.
  • Each request makes exactly one primary generation call — Velora doesn't chain hidden follow-up calls behind a single action.
  • If live AI is temporarily unavailable, or a budget/fallback condition applies, Velora labels that output honestly as Preview Mode. Velora never presents non-live output as if it came from a live model.
  • Advisor notes are private. They are excluded from AI prompts, Listing Positioning Reports, and Seller Decision Dossiers — they are never sent to Anthropic or any AI provider.
  • Reading a saved Case does not call AI. Opening an already-generated report or dossier from a saved Case does not call AI either — both use stored data only. A new AI generation only happens when you explicitly trigger it.
  • AI output should be reviewed by you before you rely on or share it — Velora is a preparation aid, not a final authority.

Fair Housing & Content Boundaries

  • Velora avoids answering questions about schools, crime, safety, "best neighborhood," family suitability, desirability, protected classes, or protected-class-adjacent characteristics, because those kinds of questions can create fair housing and steering risk.
  • Velora can discuss neutral public market evidence when genuinely supported — housing structure or occupancy context, for example — but it will not rank or label a place as safest, best, ideal, family-friendly, or most desirable.
  • You remain responsible for reviewing any Velora output before sharing it with a client, and for your own compliance with fair housing law. This is not a claim of legal approval, and not a compliance guarantee.

MLS & Valuation Limitations

  • Velora has no production MLS/IDX integration today.
  • Velora does not provide sold comparables, days on market, active competition data, sale-to-list ratio, concessions, price reductions, listing history, exact valuations, an automated valuation model (AVM), or a comparative market analysis (CMA).
  • Confirm all of that directly in your MLS, RPR, or other broker tools before a listing conversation.
  • If Velora adds MLS or other licensed data in the future, it will require proper licensing and may vary by market — this page will be updated when that changes.

Source & Geography Methodology

  • Velora's current public evidence sources include the Federal Reserve Economic Data (FRED), the Federal Housing Finance Agency (FHFA), the Census Bureau's American Community Survey (ACS), and Census Building Permits Survey (BPS) data.
  • Evidence may exist at the city, county, metro, state, or national level depending on what a source actually publishes — not every figure exists at the property or city level.
  • When Velora shows broader-context evidence, it labels it as such rather than presenting it as more local than it actually is. Broader-context evidence should not be treated as property-specific.
  • Every figure carries its own date, source, and (where applicable) confidence and limitations — public evidence can lag current market conditions, and Velora shows that lag rather than hiding it.

Report an Issue

  • Inaccurate or outdated evidence.
  • Language that seems off, unclear, or potentially problematic.
  • A privacy or access concern, such as a Case link you believe was exposed.
  • A suspected fair-housing or steering issue in Velora's output.
